TRC works with clients on a complete commercial real estate solution. We do not act simply as a middle man concentrating on the development phase. We work proactively and independently on our clients’ behalf to make sure that the locations they need are the locations they get.
Market assessment and site selection
Simply put, we find the very best sites for our clients. Integrating market research and our client’s expansion goals, we identify sites that will produce. And once we find the optimal location we go after it. We’re not content to take a shortcut and simply find the nearest lot with a “for sale” sign out front – we will pursue any site we feel is the best place for our client.
From conceptualization and estimating, through due diligence and on to design and permitting, we take a hands-on and proactive approach to the development of the project. That means not waiting on plans and approvals, but constantly following up to ensure that timelines and budgets are in check – and keeping our clients informed throughout the process.
Our extensive experience with the development process and our excellent working relationships with engineers, consultants, and municipalities allow us to foresee potential issues and solve them before they become problems that lengthen the timeline and stretch the budget.
TRC’s close relationship with preferred builders and reputable contractors is essential to our clients having a smooth construction phase. Unlike most developers, TRC begins its construction work at site selection, conferring with the builder to get firm estimates unique to each site.
In addition to tighter budgets, this relationship means faster construction completion. The builder, thoroughly familiar with the project from the outset, reviews and value engineers plans throughout the process to be ready to construct immediately at permit.
