Investments
Each investment must meet a stringent criteria of factors before we will invest in the project. These include the return and risk factors, but also include the length of the investment, tenant credit, the market, the region, and many other proprietary factors. We realize real estate developments are part science and part art . For the science we use a systematic approach which includes market analysis, project management, value engineering, along with disciplined fiscal policies, and other proprietary tools. We have years of experience and skills to make the art seem like pure magic. When we combine our creative vision with collaboration from our team of professionals along with trust in ourselves, our employees and our vendors, it makes for a successful investment. Most TRC Investments are funded by a combination of debt and equity, with the equity coming from TRC itself. On limited occasions, we have allowed outside 3rd parties to Invest funds with us. On those occasions, the Investor is a member of that Special Purpose Entity (SPE) that will own the project, not TRC itself. Our investors to date have been well served by earning substantial returns on their investments. TRC to date has always provided all seed money for our investments, our way of “putting our money where our mouth is”. We pursue investments with great vigor and spend our own funds during the due diligence process. We typically will not allow an investor into a SPE until most risks have been mitigated. TRC also provides the loan guarantees, thus making our investors investment very passive and with little risk. While we are not currently seeking 3rd party investors, we are always happy to talk with individuals or companies who are looking to invest in real estate with a company whose proven track record and sterling reputation are well know. TRC looks to create long term relationships with Investors, as all of our investors to date have invested in multiple projects. We recognize the importance of long term relationships and reward those relationships handsomely. We grant Preferred Investors the opportunity to “first look” at investments when they become available. TRC has extensive experience with both Construction and Permanent Lenders. Our knowledge of the financial markets and regular contact with the financing community allow TRC to gain competitive advantages over many other Investors of Real Estate. We are also relationship oriented on the debt side as well, creating long term, multi-investment relationships with the debt market.
